The documents provided on this page are the checklists and requirements for the Cotton Ranch community. These documents apply to both the valley floor and the upper bench, which includes the Cottages, the Villas at Cotton Ranch, the Village at Cotton Ranch and Sky Legend. It is every homeowner/lot owners' or potential owners' responsibility to be aware of the rules that govern all of Cotton Ranch.
Please note there is currently a moratorium on approving fences on the Valley Floor until the Board has time to review the policy.

Master HOA for the valley floor and upper bench providing common area maintenance to the community.
A quasi-municipal corporation that finances the infrastructure of the Cotton Ranch Development, primarily irrigation.
Sitting on the upper bench of Cotton Ranch, Sky Legend HOA is responsible for the maintenance of limited common elements. It also is responsible for some infrastructure not owned by the town of Gypsum.
