The Design Review function for Cotton Ranch & Sky Legend is governed by a volunteer Committee of residents consisting of 3 members and 2 alternates who are appointed by the Cotton Ranch Board of Directors. The Committee is responsible for reviewing and approving all new construction as well as alterations to exterior elements and landscaping improvements for properties within both the valley floor and the Sky Legend upper bench.
The Committee meets twice monthly as needed to administer and review applications. Meetings are generally on the 2nd & 4th Wednesday of the month as necessary and submittals are due one week prior to the meeting date. Please check the calendar to be sure of meeting dates
Please allow a minimum of 2 weeks for all minor exterior modifications and 2 months for new homes to be reviewed and approved by the Committee.

A quasi-municipal corporation that finances the infrastructure of the Cotton Ranch Development, primarily irrigation.
Sitting on the upper bench of Cotton Ranch, Sky Legend HOA is responsible for the maintenance of limited common elements. It also is responsible for some infrastructure not owned by the town of Gypsum.
